Al cierre de junio, la oferta de casas existentes alcanz\u00f3 <strong>4.7 meses<\/strong>, el nivel m\u00e1s alto desde julio&nbsp;de&nbsp;2016, y la de viviendas nuevas subi\u00f3 a <strong>9.8 meses<\/strong>, su cota m\u00e1s elevada desde 2022. Estas cifras incluso superan las de 2007, justo antes de la crisis inmobiliaria, lo que confirma que la construcci\u00f3n y la oferta han ganado terreno.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Esta acumulaci\u00f3n de inventario refleja una demanda m\u00e1s d\u00e9bil; constructores y analistas citan la falta de urgencia por comprar, la menor asequibilidad y la incertidumbre econ\u00f3mica como factores que retraen a los compradores. Seg\u00fan Lance&nbsp;Lambert, cofundador de ResiClub, este aumento da a los compradores mayor poder de negociaci\u00f3n: tras el boom pand\u00e9mico, el mercado vive una etapa de <strong>recalibraci\u00f3n<\/strong> en la que el exceso de oferta absorbe el crecimiento de los precios y, en algunos mercados, provoca correcciones. Lambert explica que el poder est\u00e1 pasando de los vendedores a los compradores porque hay m\u00e1s viviendas disponibles y la demanda se ha enfriado.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">El aumento de la oferta tiene efectos llamativos. El precio medio de una vivienda nueva ha ca\u00eddo por debajo del de una vivienda existente, algo poco habitual, porque los constructores est\u00e1n aplicando descuentos para reducir inventario. Adem\u00e1s, muchos promotores han frenado el inicio de nuevas obras para no saturar a\u00fan m\u00e1s el mercado. La situaci\u00f3n no es uniforme: en el Medio Oeste y el Noreste la oferta sigue limitada y se mantiene la resiliencia, mientras que en el Sun Belt y las monta\u00f1as del oeste el inventario ya iguala o supera los niveles pre-pandemia, otorgando a los compradores de esas regiones una clara ventaja.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A corto plazo, la Reserva Federal ha iniciado recortes de tasas para fomentar la actividad, pero no est\u00e1 claro si ser\u00e1n suficientes.
